The significant challenges with this project were to take over a project that had been abandoned by the previous contractors and to work with clients that had lost faith in the building industry. The previous contractors held the detailed plans of the project and we did not have access to these. We had to assess the problems left by the previous contractors and create a scope of works to rectify the site and complete the project.

The site was in a disheveled state. The site contained rubbish, debris and materials that needed to be removed. Boundary fences were undermined and ready to fall over. Some of the building works that were commenced by the previous contractor were not in accordance with the plans. There were significant drainage issues.

We warned the clients that there was no evidence of a storm water system for their block prior to commencement. We included a provisional sum in the contract to cover this potential issue. To keep the job moving we engaged a hydraulic engineer to work within the council’s guidelines. He came up with a charged line with a drip feed into a rubble pit. This has been a successful approach, and has solved the water runoff issues for both our client’s property and their neighbor’s property.

The clients were understandably cautious during the tendering and re-planning stages. Our style of communication slowly allowed trust to become established and later entrenched. We provided the clients with a detailed contract that they understood and felt comfortable with.

Once works commenced on site we needed to demolish most of the works done by the previous contractor. We had to underpin the footings, cut in drainage below slab height and brace and shore up the boundary fences.

Once the sites major issues were resolved it was fantastic to see the clients passion and enthusiasm return to play a role in completing their lovely home.

Only two bedrooms and a small bathroom were to remain in this extension and renovation. The job included all the construction work for the house including the renovation of the existing rooms, the existing swimming pool in its entirety, and all the landscaping works.

The house is completed with high standard finishes and fittings and custom made joinery. It has a detailed electrical system that includes external lighting, data, speakers, security and intercom. The use of french pattern travertine to the external areas in combination with the spotted gum hardwood deck is one of the external highlights.

On completion we handed over a beautiful new home, which came in under budget, but most importantly the clients have regained faith in the building industry.
